Transforming the 1st condition, we get the system of equations:

3 * BC = AD;

AD – BC = 8;

Substituting AD from the 1st equation into the 2nd, we get:

3 * BC – BC = 8;

BC = 4.

Then:

AD = 3 * 4 = 12.

Then the area will be equal to:

S = AD * BC = 4 * 12 = 48 cm ^ 2.

Answer: the required area is 48 cm ^ 2.
